Essential Steps for a Smooth Relocation Move

By Yuanming Mao, DRE #02242767 · Navigators Real Estate, Inc.

Selling in one state while buying in another within 60 to 90 days takes sequencing. A practical timeline for dual-market moves.

A relocation with a fixed window, often 60 to 90 days, is as much a logistics project as a real estate transaction. You may be selling a home in one state, buying in Southern California, coordinating a new job start, and managing school or family transitions at once. The difference between a smooth move and a stressful one is usually sequencing.

Decide Your Sequence First

Everything depends on one structural choice. Your options typically include:

  • Sell first, then buy. This clarifies your budget but may require temporary housing.
  • Buy first, then sell. It offers continuity but demands that you can carry two properties for a period.
  • Coordinate closings close together. Appealing but depends on both sides cooperating.
  • Use a contingent offer or a rent-back. These can bridge timing gaps, though they may make an offer less attractive.

Discuss these with your lender early, because financing for each path differs.

A Working Timeline

The following is a general framework, to be adjusted for your situation.

  1. Days 1 to 10: Foundation. Interview agents in both markets, confirm budget with your lender, and gather documents. Obtain a pricing opinion for your current home.
  2. Days 10 to 30: Launch. Prepare and list the current home. Begin touring Southern California properties in person or by video, and narrow your target neighborhoods.
  3. Days 30 to 50: Contracts. Negotiate offers on both ends. Review disclosures, schedule inspections, and confirm financing steps.
  4. Days 50 to 75: Due diligence and closing prep. Complete inspections, appraisals, and title review. Book movers and arrange utilities.
  5. Days 75 to 90: Execution. Final walkthroughs, funding, key transfer, and arrival.

Delays are normal. Build slack into each stage.

Coordinating Two Markets

Selling and buying under different rules requires clear communication. Each state has its own disclosure customs and contract structure. We recommend one point of coordination who keeps a shared calendar of deadlines for both transactions, including contingency removals, loan milestones, and funding dates.

Protect the Money Movement

When funds travel between escrows, confirm timing with each escrow officer in advance. Verify every wiring instruction by phone, using a number you already trust. Relocation buyers are common targets for impersonation fraud.

Plan the Household Transition

Real estate is only part of the move. Consider:

  • Movers and storage, especially if closing dates do not align.
  • Temporary housing, which can relieve pressure if timing slips.
  • School enrollment, which may require proof of residency.
  • Vehicle registration, licensing, and utilities.
  • Address changes and insurance coverage for both properties during overlap.

Build In Contingency

Assume something will move. A buffer in your budget, flexible travel dates, and a fallback housing plan convert surprises into inconveniences instead of crises.

What to Do in the First Week After Arrival

Once keys are in hand, prioritize safety and essentials. Confirm that utilities are active, change exterior locks, locate the main water and electrical shutoffs, and test smoke and carbon monoxide detectors. Update your address with your employer, bank, and insurers, and keep your closing documents in one accessible folder. A calm first week sets the tone for everything that follows, and it helps you notice any issues while the inspection report is still fresh.
