Annual Real Estate Market Predictions and Outlook

By Yuanming Mao, DRE #02242767 · Navigators Real Estate, Inc.

A scenario-based framework for thinking about interest rates, inventory velocity, and price movement in Irvine and Arcadia as the year closes.

Every November, headlines arrive promising to tell you exactly where home prices are going. We read them with interest, and with caution. No one can state the future of a housing market as fact, and an advisor who claims otherwise is selling certainty that does not exist.

What we can offer is a disciplined way to think. Instead of a single prediction, we build scenarios: coherent stories about how a few key variables might interact, each with its own implications for buyers, sellers, and investors. This framework applies to both Irvine, with an approximate median near $1.68M, and Arcadia, with an approximate median near $2.15M.

Start With Three Drivers

Most local outlooks reduce to three moving parts. If you understand how they interact, you can read almost any forecast critically.

  • Borrowing costs: the direction of mortgage rates shapes monthly payments, buyer pool size, and the willingness of existing owners to sell.
  • Inventory velocity: how quickly listings convert to closed sales, which tells you more than the raw count of homes on the market.
  • Price movement: the result of the first two, filtered through local demand from employers, schools, and families relocating from abroad.

Scenario One: Gradual Easing

In this scenario, borrowing costs drift lower without a sharp break. Buyers who waited re-enter slowly, and owners with low-rate loans become somewhat more willing to move. Inventory improves modestly, and well-priced homes sell at a steady pace.

Under this path, we would expect price movement to be moderate and uneven. Well-presented homes in strong school zones may hold value comfortably, while overpriced listings still linger. Sellers benefit from preparation, not from waiting.

Scenario Two: Rates Stay Elevated

Here borrowing costs remain roughly where they are. Affordability stays the central constraint, and the market is driven by buyers with larger down payments, cash, or equity from a prior sale. Inventory remains tight because owners stay put.

In this world, luxury segments often behave differently from entry-level ones, because cash-heavy buyers are less sensitive to financing. Price movement tends to be flat to mildly positive in desirable pockets, and softer where financing dependence is high.

Scenario Three: Disruption

A sharper shock, whether economic, financial, or geopolitical, could change the picture quickly. Buyer confidence may fall, days on market may stretch, and sellers may need to adjust expectations. Disruptions also create opportunity for prepared buyers with liquidity and patience.

We include this scenario not because we expect it, but because a sound plan survives it.

How to Use Scenarios

A scenario is only useful if it changes a decision. Consider a hypothetical seller weighing a spring listing. Under gradual easing, listing early captures returning buyers. Under elevated rates, the seller should price to the cash-and-equity buyer pool. Under disruption, flexibility on timing and terms matters most.

A practical checklist:

  1. Identify which two or three variables matter most to your specific decision.
  2. Write down what you would do under each scenario.
  3. Choose actions that perform acceptably across all of them.
  4. Revisit the plan each quarter as new information arrives.

For investors, the same exercise stress-tests holding costs, vacancy, and exit timing. For media and analysts, it is a reminder that a range of outcomes is more honest than a single number.

What We Watch

Throughout the coming year, we will track employment trends among major local employers, the pace of new listings, how often sellers reduce prices, and the share of buyers paying in cash. None of these signals is decisive alone. Together they let us update our view without overreacting to any single data point.
